Thousands of homeowners with adjustable-rate mortgages may soon face a potential spike in the interest rate that’s applied to their loan.

About 150,000 borrowers with ARMs are scheduled to see their interest rates adjust for the first time this year, with another 186,000 facing their first adjustment in 2027 and 155,000 doing so in 2028, according to ICE Mortgage Technology, a mortgage data and technology company. Of this year’s total, ICE data provided to CNBC shows about 64,000 were scheduled for their first adjustment between August and December.

High mortgage rates are deepening a ‘K-shaped’ housing market

CNN

In today’s housing market, there is a growing divide between the “haves” and the “have-nots.”

Higher-income buyers, buoyed by more cash on hand and larger budgets, are accounting for a growing share of the housing market, while lower-income buyers struggle to keep up. It’s a divide that reflects the broader “K-shaped” economy: as the cost of living rises, wealthier Americans are better positioned to absorb the hit, while those with tighter budgets have less room to spare.

The same split is playing out in the housing market: Americans who are less sensitive to higher interest rates increasingly have the upper hand.

Average Long-Term U.S. Mortgage Rate Holds at 7.4%, Remaining at Highest Level in Nearly 3 Years

Associated Press

Mortgage rates held steady this week, keeping the average long-term U.S. home loan rate at its highest level in nearly three years.

The benchmark 30-year fixed-rate mortgage was unchanged from last week at 7.40%, mortgage buyer Freddie Mac said Thursday. One year ago, the average rate was 6.27%.

The latest reading ends a seven-week climb for the average rate, which is at the highest level since Nov. 16, 2023, when it was at 7.44%.
